Proposed Tax Rate
The Board reviewed the proposed tax rate for the upcoming fiscal cycle.
Certified Values: The District’s total certified net taxable value for 2026 as established by the Tarrant County Appraisal District is $1,906,159,178, down from $2,028,006,236 in 2025. TCAD established the average taxable value of a homestead within Viridian as $462,621, down from $508,865 in 2025.
Proposed Tax Rate: The Board discussed the tax rate for 2026 and formally adopted a proposed total tax rate of $0.6201 per $100 of assessed valuation.
Public Hearing Notice: The Board set the date for the formal public tax hearing and authorized publishing the required statutory notice to residents. The public hearing will be held on September 8, 2026. Following the public hearing, the Board will take action to adopt the tax rate for 2026.
Property Management Items
The Board discussed several operational and maintenance support items across the community:
Landscaping & Grounds Care: The Board reviewed standard maintenance schedules, turf management, and seasonal plant replacements across community areas.
Irrigation Operations: The Board considered water conservation measures and reviewed automated watering schedules designed to preserve turf health during peak summer temperatures. Information about wells & pumps was also provided. This included the replacement of a pump motor for well #4 that was anticipated to be completed on August 13th. Further, the board approved the procurement of a backup irrigation pump and an irrigation pump control panel for pump #2 located on Viridian Park Lane near the entrance to the community.
Facility Support: The Board evaluated ongoing preventative maintenance for shared neighborhood structures and park areas.
Viridian Sailing Center Update
The Board received a status report regarding operations at the Viridian Sailing Center. Key points discussed included:
Resident Participation: The Board reviewed summer usage numbers, resident registration for watercraft rentals, and participation in community sailing programs. The sailing center noted good participation in summer programming.
Facility Maintenance: The Board examined routine inspection reports and considered minor dock repair schedules to ensure safety and functionality.
Upcoming Programming: The Board discussed seasonal scheduling for autumn sailing activities and resident safety instruction.
Developer’s Report
The Board evaluated a comprehensive Developer’s Report covering major infrastructure and capital project updates:
Collins Median Improvements: The Board reviewed design plans and landscaping enhancements along the Collins Street medians, emphasizing drought-tolerant plant selection and upgraded irrigation infrastructure.
Collins Signal Lights: The Board was updated on the status of planning and installation for new traffic signals along Collins Street. The Board discussed how these traffic signals will improve intersection safety, access, and pedestrian flow.
Viridian Nature Preserve
The Board evaluated environmental management initiatives for the Viridian Nature Preserve., The Board approved a contract change order to address erosion issues around the berm that were identified after heavy rains in June. Once the erosion issues are addressed and Buffalo Grass is installed in late Summer or early Fall, phase I will be complete.
Additionally, soil testing, previously approved by the Board, has been completed, and the results provided to the Engineer and Landscape Architect. Those results will help facilitate obtaining bids for phase II and III of the project.
The next regular meeting for the Viridian MMD Board of Directors is scheduled for September 8, 2026.
