This news post summarizes the key topics discussed and decisions made during the Viridian MMD Board of Directors meeting on August 12, 2025.

Meeting Opening and Public Comments

The meeting began with public comments. The Board heard discussions regarding residential values and an issue regarding hydrilla in Melody Pond.

Update on Viridian Beach Access

The Board received an update from the Viridian Beach Redesign Committee. The committee has been meeting weekly to explore solutions for beach access. The committee hopes to develop a report of options in the coming months.

Developer's Report on Home Sales and Future Development

The developer reported 73 home sales year to date, with 17 new sales since the last meeting. The average sales price remained at $575,000. Future sales and home value creation are expected from Phase 3C, with home building starting soon. Updates on development projects included progress on the island bridge, plans for new interior parks, and the railroad buffer trail to begin construction in the fall.

Engineer's Report and Construction Projects

The engineer's report detailed the status of construction projects within the district, with an expanded format to include more detail on construction, park, and maintenance contracts.

Further proposals for maintenance and repair projects were discussed and approved. These included drainage enhancements at Commons Park. Concrete repairs at two locations, Plum Vista Place and Viridian Park Lane, were also approved. Additionally, the Board approved a proposal for a damaged curb replacement in Village 3A.

The Board also approved two related contracts for drainage and grading improvements in the the area, located behind homes on Spotted Fawn. This project addresses surface water drainage issues resulting from a diverted drainage area.

Communications Committee Report

The Communications Committee provided an update on efforts to close open tickets in the tracker, noting an increase in Facebook followers and continued promotion of the page. Tracker education posts will also continue on the district's Facebook page, Viridian MMD.

Traffic Safety and Security Committee Report

The Board received a report on the progress of installing signs in VMMD parking spaces to address parking issues. Installation of the signs is scheduled to begin on August 17th. Once signs are in place, unauthorized cars would be subject to towing.

District Management Structure Committee: Rules and Appointments

The District Management Structure Committee proposed amending rules to align with City practices, making committees primarily resident-composed with a board member as an ex-officio member to boost resident involvement. An application and vetting process for committee service was approved. Subsequently, the Board approved the appointment of a new Chair for the District Management Structure Committee.

2025 Tax Rate Discussion

The board discussed the 2025 tax rate, with a presentation from the District’s financial advisor. After discussion, the Board adopted a proposed tax rate of $0.5152 per $100 of assessed value. At the September 9th meeting a public hearing will be held and the Board will determine and adopt the formal tax rate.

2025 Bond Election

The Board took action to call a bond election for the November 4, 2025 election.

Sailing Center Update

The Viridian Sailing Center Foundation presented a proposal for the Phase One expansion of the Sailing Center, including the estimate of costs. After discussion, the Board tabled the matter until proposals can be reviewed in depth.

The next board meeting for Viridian MMD is scheduled for September 9, 2025 at 9:00 a.m.
