Our recent district meeting on June 10th covered a range of important topics, from community concerns about Viridian Beach access to updates on development projects and financial matters. Here’s the highlights of topics that we discussed:

Viridian Beach Access & New Committee:

Public access to Viridian Beach was a primary discussion point, with residents expressing concerns about overcrowding, safety, and parking.

To address these issues and concerns, the Board took action to temporarily close Viridian Beach, pending the development of an operational plan that promotes the safety of the public. The Board also took action to form a Committee, made up of residents and Board members, to study and develop such operational plan. Further, the Board determined to maintain the current schedule for security personnel at the Beach. 

Viridian Sailing Center Update:

The Viridian Sailing Center is working on improvements to accessibility so that more people can enjoy sailing in Viridian. Final recommendations are forthcoming.

Community Development:

The developer reported 30 net sales and 81 home closings year-to-date. Progress on Lakeside Phase 2 and 1H parks, the island bridge weir, and Elements 3C construction were also discussed.

Engineers Report & Projects:

The district engineer provided updates on ongoing projects, proposals for upcoming projects, and discussion regarding district maintenance items. Here are some highlights:

●      Armentrout Dog Park: The Board authorized the preparation of landscaping plans and specifications for the Armentrout Dog Park

●      Traffic Signal at Lakeside and Collins West: A traffic signal at Lakeside and Collins West has been designed, approved, and put out for public bid.

●      Parking Regulations: Discussion on developing signage and enforcement for parking in district-owned lots, alleys, and public roadways is ongoing. The initial focus is on a three-day limit for parking in dedicated lots to address abandoned vehicles.

●      Spotted Fawn Drainage: A survey and condition analysis for drainage issues behind Spotted Fawn have been completed, with a grading plan expected next month to improve drainage.

Financial Updates:

●      Bond Sale Preparation: Authorization was granted to begin preparatory work for potential bond sales in 2025,including obtaining a certified mid-year property value estimate.

●      Budget and Financial Discussion: Discussions highlighted concerns about expenditures exceeding budgeted amounts and their impact on reserve levels. 

Communications:

The Communications Committee reported updates to the amenities webpage, reinstatement of monthly summaries on Facebook and the website, and the launch of the beach redesign committee application form. The Facebook page has seen an increase in followers from 50 to 76 in the last month, and the tracker system shows 52 active and 42 closed tickets, primarily related to landscaping, lights, and drainage issues. 

Parks Committee Update:

Electrical work around the Viridian Parks continues to be completed. The parks committee requested a funding increase for this project of $2,000 totaling $3,200 for the entire project.

Bird’s Fort Cultural Center:

An update on the Bird’s Fort Cultural Center project was provided a redesign proposal was presented and approved.

The next Viridian MMD board meeting is scheduled for July 8, 2025 at 9:00 A.M.
